MARAKEZ Picked Somabay for Its First-Ever Red Sea Development

Egyptians have perfected the art of owning homes they barely inhabit. Every summer, entire households migrate north with enough luggage to suggest permanent exile, spend several months vigorously refusing to return to Cairo, then do exactly that. The coast is loved intensely and, historically, seasonally. MARAKEZ is now betting on a different arrangement.

After Ramla in Ras El Hekma, the developer is crossing Egypt for its Red Sea debut, partnering with Somabay on Shams Soma: 340,000 square metres stretched along 700 metres of coastline, with more than 600 homes and a hotel planned for the site.

There will be villas, semi-detached houses, chalets and lofts, but the more interesting detail is what they are being designed for - a normal Tuesday. Not Eid, not August, not the annual national exodus from Cairo, but ordinary life. Outdoor spaces and Red Sea views are being folded into a low-density masterplan built around an accessible public realm, while Somabay supplies the infrastructure of permanence already surrounding it — marina, golf courses, hotels, wellness, sport and, naturally, the beach.

“Today’s buyers are looking beyond seasonal vacation homes toward destinations that support year-round living, wellness, and community,” MARAKEZ Executive Vice Chairman Ahmed Dasha Badrawi says. The Somabay partnership, he adds, allows the developer to bring its approach to integrated communities into one of Egypt’s established coastal destinations while diversifying its portfolio.

For Somabay, the proposition isn’t about building a destination from scratch than adding to one already in motion. “As Somabay continues to evolve, selecting partners who share our long-term vision is essential,” Group CEO Ibrahim El Missiri says, describing MARAKEZ as a developer capable of combining “quality, thoughtful planning, and lasting value.”

It is an increasingly familiar ambition in Egyptian coastal development - turning the second home into something closer to the first. Shams Soma gives MARAKEZ, whose portfolio already ranges from District 5 to Ramla, its first foothold on the Red Sea; Somabay gets a new residential and hospitality chapter inside a destination decades in the making.

Whether Egyptians can be persuaded to stop treating the sea as a season remains the more interesting experiment. Shams Soma is building for the possibility that we might.
