Misr Italia x Maison 69 bring Maison Solare Serviced Residence & Boutique Hotel to Ras El Hekma.
The colourful, high-energy world of Maison 69 extends to Ras El Hekma through a spatial partnership, bringing its retail identity into a boutique hotel and serviced residences, and marking the first-ever move by a fashion retailer into a boutique hotel and serviced living experience in Egypt.
Set within Solare Ras El Hekma, Maison Solare is developed by Misr Italia Properties in partnership with Amir Fayo, founder of Maison 69. Positioned at the centre of Solare Downtown, it is conceived as a boutique residential parcel and the first of four residential villages within the wider masterplan. The development spans over 29,000 square metres and is organised across five low-density blocks, combining a boutique hotel, serviced residences, and a curated retail experience within a connected setting. A central crystal lagoon connects the components and shapes how the district is experienced and navigated.

The architectural approach is led by Synthetic Architecture and is structured around continuity across the site. The hotel sits at the centre as a shared focal point, with serviced residences arranged around it to create a connected flow between the different parts of the development through circulation and shared open spaces. “We are bringing together shared culture and values through this project, with the intention of offering something curated and not found elsewhere,” Karim El Assal said.
The masterplan is organised around two main components. The boutique hotel includes a lagoon experience alongside a dual-level water system and shared sandy islands. Within the hotel, the lobby is organised into six zones of expression, including a concept store, co-working space, community kitchen and restaurant, and a central gathering area that extends into a pool lounge. Retail and social spaces sit alongside each other as part of a continuous interior landscape.

The serviced residences are designed around direct relationships to the lagoon, with all residences overlooking the water and connected to two central sandy islands that function as shared beach areas. A set of integrated services extends into daily life, including wardrobe styling, home styling, floral arrangements, and catering, positioned within the residential experience rather than as separate offerings.
Architecture shapes the experience of movement and living across the development through double-height spaces, low-rise volumes, and direct lagoon access woven throughout the site. The project’s layout is designed around openness, light, and continuity between indoor and outdoor spaces.

The project is framed as a mood board of feelings shaped by interpretation and imagination. “We’re driven by discovery, and the aim is to create something new through how spaces are experienced and imagined. The right place brings out the best in us,” Amir Fayo said.
“We aimed to shift the project from something static into something more dynamic, alive with energy,” said Mohamed El Assal, CEO and Managing Director of Misr Italia Properties. The development aligns with Solare’s wider vision of “Where the Sun Never Sets”, with the site organised as a connected environment where residential, hospitality, and retail elements operate across the day within a single spatial framework.
