Red Sea developments in Egypt have long been predictable, short-stay destinations without much pulse, and defined seasonal use. Can Limon Serviced Residences, the second phase of Kai Sokhna by Misr Italia Properties in partnership with The Lemon Tree Concepts, takes a different approach: a walkable, fully integrated coastal community shaped by elevated hospitality, experience-led living, and uninterrupted sea views.
Located in Ain El Sokhna, less than two hours from Cairo, Can Limon serviced residences leverages its privileged Red Sea location with proximity to established marinas, beaches, and leisure hubs. Carefully oriented to maximise uninterrupted water views, the project refines Kai Sokhna’s spatial and architectural framework, moving beyond a weekend escape toward a lifestyle-led residential destination. This evolution is supported by a collaborative partnership in which each contributor brings a distinct layer to the overall experience. Alchemy Architecture shapes the strategic master plan and village-scale spatial vision, while TLT Concepts (The Lemon Tree) curates the hospitality, lifestyle programming, and operational sensibility that animates daily life across the destination.

Designed by Alchemy Architecture, the master plan is organised around walkability, intimacy, and compact zoning, reflecting Alchemy Architecture’s strategic vision for a village-scale destination defined by architectural diversity and a rich mix of unit typologies. The development offers varied scales and layouts that respond to different lifestyles, from serviced residences to thoughtfully designed living spaces, all carefully positioned to maintain visual and physical connection to the sea.
Architecturally, Can Limon serviced residences avoids repetition. Variation in massing and façades creates an intimate, walkable urban setting with visual interest, while maintaining a coherent material and design language. The serviced residences, developed in partnership with TLT Concepts, integrate hospitality services directly into the residential fabric. Rather than operating as a separate hotel component, these functions are embedded within the overall master plan, ensuring a seamless experience that fosters a strong sense of community and belonging.

The Can Limon serviced residences phase at Kai Sokhna draws its identity from the original Can Limon serviced residences concept store, translating its spirit, aesthetic, and lifestyle sensibility from an intimate retail setting into a fully realised residential destination.
The Red Sea remains a constant presence throughout the development, with building orientation and open-space planning designed to preserve clear, uninterrupted water views across the site, extending into a gym and upscale beachfront restaurant.

Moreover, the project integrates daily activations and curated lifestyle programming into the Can Limon serviced residences phase and its clubhouse. Concept retail, galleries, pottery workshops, and rotating exhibitions shape an experience-led community, complemented by a terrace café by TLT Concepts. Together, these form 11 distinct lifestyle experiences that engage visitors of all ages and extend activity from morning through evening, positioning Can Limon as a full-day, year-round coastal destination.
Building on the proven success of Phase 1, which is already fully operational and liveable, Can Limon Serviced Residences establish a credible foundation for continued growth. Moving from concept to execution, the project has reached an advanced stage of delivery, with over 90% of the concrete structure completed across the serviced residences. Delivery is scheduled to begin in September 2026, with full completion on track for 2027, and all units and amenities fully finished at the time of client handover.
